The attack happened in the Springdale area of the town just before 10pm on Friday.
A large group of men forced their way into the home of five males.
It is believed the occupants remained upstairs in the house whilst extensive damage was caused downstairs.
The gang left the area in several vehicles.
UTV reporter Sarah Clarke said: "Five people were forced to board themselves into an upstairs room in the terrace house after the gang burst in.
"They ransacked the downstairs rooms of the house before setting the hallway alight.
"Police arrived quickly on the scene and extinguished the fire. None of the occupants were hurt."
The police were able to find and stop the vehicles at separate locations a short time later and a total of 12 men were arrested on suspicion of aggravated burglary and arson with intent to endanger life.
The men remain in custody helping police with their enquiries.
Dungannon councillor Dominic Molloy told UTV: "We would condemn this outright.
"This could have been a massive human tragedy.
"This is a mixed community with several different nationalities who have had a massive input both socially and economically in the town and people get on well here."
Meanwhile, police in Dungannon have appealed for anyone with information in relation to the attack to contact them, or the independent charity Crimestoppers on 0800 555 111.
