The average cost of a new house fell by over £15,000 during the past three months, representing a drop of almost 10% from 2010.
Prices ranged from £106,000 in Belfast to £187,200 in Lisburn with an average of £152,900.
Flats and maisonettes sold at an average of £104,000, which is £5,000 or 5% lower than the same quarter ending September 2010.
Meanwhile sales of detached houses went down by 24% - a total of 636 were bought, representing a quarter of all new property sales.
The data was published in the Northern Ireland Housing Bulletin on Tuesday.
